The road from the bridge is "at finished" grade and we believe it to be the steepest part of the entire mountain road. This is called Vista Road and will be built to primary road standards. Vista Road begins at the Sunday River Road and crosses the Sunday River continuing past lot 5 and continues up to lot 38B and 40 area. Then, this road becomes Mahoosuc Drive and becomes a "secondary road".
All the roads in the Peaks will ultimately be paved. It's good road building practice to set the dirt road, let it pack down in, put some more dirt on it, pack it in, let some time pass, pack it some more then pave it with the base coat, then let that sit for a winter and come back in the spring and put the final coat of pavement down. If done right, the roads will last much longer than roads that are simply banged out to get done. We appreciate your patience with us because we are determined to do these roads the right way.
As many of you know, our road building will continue through the winter provided it stops raining for a stretch of time. The streams have been running hard which is beautiful to see and calming to listen to, but it does make road building difficult when it rains for a week. We're hoping for a cold snap in the next few days. Anyway, we are still forging ahead to finish the road to make it drive-able up to lot 33 via Vista Road to Mahoosuc Drive over the next fortnight or so.
Did you know that we have 28 or so lots currently under agreement? That's only since sales inception on December 15th, 2005, so we are delighted with these early results. It makes sense though, our lots are bigger, closer to the ski lifts (and the Matterhorn Ski Bar), we are clearly competitively priced to sell and our panoramic views kick royal butt on everything in the Sunday River Valley. Not to mention that actually owning a piece of a mountain is a rare concept, and a very, very cool one. I’m glad so many are making it their reality. I, too, am excited to have a place on the mountain!
We've named all the roads on the entire Peaks development. They are:
Vista Road - from the Sunday River Road to Lot 38B
Mahoosuc Drive - from lot 39 up to the intersection near lot 33
Mount Will Road - from lot 53 down to the corner of lot 24
Panorama Drive - from lot 17 to lot 22. (I think, part of that might still be Mount Will Drive)
Eight Peaks Drive - from Vista Road near lot 14 up to lot 16
Summit Drive - from Lot 52 area up across the Summit of Mount Will
We’ll be announcing a Spring Barbeque in an effort to get all the new lot owners together and meet one another. The folks that are buying these lots are good people. I think this mountain is going to have a really good vibe. We want to make sure folks get a chance to visit and share ideas about home design and get the kids to meet one another. It will be fun to just hang out for a frosty one while the kids get soaked playing in the river.
Oh yea, we’re having an Open House every Saturday and Sunday from 10:30 to 2. Stop by and say hello! We’ll be there... Unless it’s a powder day of course! Speaking of which, we're having a snow dance tribunal this weekend around midnight at the top of the Peaks. Please feel comfortable to come.
Thanks for checking in. Have a great day.
